A home loan balance transfer moves your outstanding loan to a new lender offering a better rate, but it's not automatically worth doing just because a lower rate is available somewhere.

The savings from a lower rate need to be weighed against the costs of switching: processing fees on the new loan, any prepayment charges on the old loan (though these are largely prohibited for floating-rate loans to individuals), and administrative costs like new property valuation and legal verification, which can add up to a meaningful one-time expense.

As a general guide, a rate difference of at least 0.5% is usually needed to make a transfer worthwhile, and the benefit is larger the earlier you are in your loan tenure, since more of your remaining payments would otherwise go toward interest at the old, higher rate.

It's also worth simply asking your existing lender for a rate reduction first — many banks will match a competitor's rate for an existing good-standing customer rather than lose the loan entirely, which can get you the same benefit without any of the switching costs or paperwork of a full balance transfer.
