What the calculator actually compares

In the buying scenario, you pay a down payment, take a home loan, pay EMIs, and end up owning a home worth some appreciated value minus whatever loan balance remains. In the renting scenario, you keep the down payment amount invested instead, pay rent (which grows annually), and invest whatever gap exists between your EMI and your actual rent each month into the same growing investment.
At the end of the comparison period, the calculator shows the net worth each path would have produced — home equity for buying, investment portfolio value for renting — letting you compare which path left you better off financially under the specific assumptions entered.
Why the EMI-rent gap is the real hidden variable
It's tempting to focus on the home price or interest rate as the decisive inputs, but the comparison is often most sensitive to the gap between EMI and rent, and what happens to that gap. If EMI is significantly higher than rent for a comparable property, and that gap is genuinely invested every month rather than spent, the renting path can accumulate a meaningfully large investment portfolio over a long horizon — a possibility the buying path simply doesn't have, since all its monthly outflow goes toward the home.

The calculator assumes disciplined investing; real outcomes depend on whether that discipline is maintained for the full comparison period, which is a genuinely harder thing to guarantee than the math itself.
How home appreciation and rent growth assumptions swing the result
Two assumptions matter almost as much as the EMI-rent gap: how much the home appreciates annually, and how much rent grows annually. A higher assumed home appreciation rate strengthens the buying case, since it directly increases the equity value at the end of the period. A higher assumed rent growth rate weakens the buying case less directly — it shrinks the EMI-rent gap over time (since rent is rising toward the fixed EMI), which reduces how much the renting scenario can invest in later years.
It's worth running the calculator with a conservative and an optimistic assumption for both home appreciation and rent growth, since real estate appreciation and rental markets vary significantly by city and by specific property, and a single assumed rate for either can make the comparison misleadingly one-sided.
What the calculator doesn't fully capture
This comparison focuses on the financial outcome, but doesn't capture non-financial factors that matter to most people's actual decision — stability of tenure, ability to renovate, emotional value of ownership, or the flexibility renting offers to relocate for a job opportunity. It also doesn't fully account for maintenance costs, property tax, or society charges on the ownership side, which reduce the buying path's real net advantage below what the calculator's simplified model shows.
Treat the calculator's output as one input into a larger decision, not the sole deciding factor — the financial comparison is genuinely useful, but buying versus renting is rarely a purely financial decision for most households.
Common mistakes when using a rent vs buy calculator
Assuming an unrealistically high home appreciation rate. Real estate appreciation varies hugely by location and time period — using an optimistic national average for a specific property can meaningfully overstate the buying path's advantage.
Forgetting that the EMI-rent gap must actually be invested. The renting scenario's projected net worth only materialises if that gap is genuinely invested every month, not just theoretically available — a real behavioural commitment, not a given.
Ignoring maintenance and other ownership costs. Property tax, society maintenance, and repair costs add a real ongoing expense to the buying path that the basic calculator doesn't include, and which should be factored in separately when comparing the two paths.
